*Limited-time 3% Broker Bonus ("Bonus") valid on any client’s cash or financed new home contract entered into as of 8/14/25 - 9/30/25 (“Promotion Period”) that closes on or before 11/30/25 on your client’s purchase of an eligible Move-In Ready Home available at Taylor Morrison's Osprey Cove community only (each, an “Eligible Home”). For eligibility, only valid if: (i) actively licensed Georgia Broker/Agent personally accompanies and registers its client with the Taylor Morrison Community Sales Manager at the Model Home/Information Center on client’s first visit to the Eligible Home’s Community; (ii) Broker/Agent personally accompanies its client on the showing of the Eligible Home; (iii) Broker/Agent’s client enters into a new purchase agreement for an Eligible Home during the Promotion Period and (iv) Broker/Agent’s client closes on the Eligible Home. Additional details and restrictions may apply. Three Percent (3%) Bonus plus Three Percent (3%) of Base Price of the Home (“Standard Commission”), as reflected in the paragraph of the Purchase Agreement entitled “Purchase Price” as of the Purchase Agreement Date (collectively, “Total Commission”) payable to Buyer’s Broker as of the Closing Date as reflected on the Closing Disclosure or Settlement Statement, as applicable. However, if the final purchase price set forth in the Closing Disclosure or Settlement Statement is less than the Base Price of the home as of the Purchase Agreement Date, then the Commission shall be based upon the final purchase price of the home in the Closing Disclosure or Settlement Statement. Additional incentives/bonuses to the above Commission, if any, will be as separately set forth in an Addendum to the Broker Policy.
