*Limited one-time only Bonus offer of 2% (“Bonus”) valid on any cash or financed new home contract entered into as of 9/1/26-9/30/26 (“Promotion Period”) on your client’s purchase of an eligible Quick Move-In Home at Taylor Morrison’s Esplanade at St. Marys community only (“Eligible Community”) that can close on or before 12/31/26 (each, an “Eligible Home”). For eligibility, only valid if: (i) actively licensed Georgia Broker/Agent personally accompanies and registers its client with the Taylor Morrison Community Sales Manager on client’s first visit to the Eligible Home’s Community Sales Center; (ii) Broker/Agent personally accompanies its client on the showing of the Eligible Home; (iii) Broker/Agent’s client enters into a new purchase agreement for an Eligible Home during the Promotion Period and (iv) Broker/Agent’s client closes on an Eligible Home. Additional details and restrictions may apply. Bonus not deemed valid on to-be-built homes, homes contracted outside of the Promotion Period above or with any other advertised promotions, event vouchers, incentives and/or offers and no substitutions permitted, except as expressly set forth in a separate writing. Broker’s Commission cannot be used to reduce the purchase price of the home. No team sales; only individual Selling Agent may qualify. Broker solely responsible for all applicable taxes. All other terms and conditions of Taylor Morrison's Jacksonville Broker Referral Policies & Procedures apply. Two Percent (2%) Bonus plus Three Percent (3%) of the Base Price of the Home (“Standard Commission”), as reflected in the paragraph of the Purchase Agreement entitled “Purchase Price” as of the Purchase Agreement Date (collectively, “5% Total Commission”) payable to Buyer’s Broker as of the Closing Date as reflected on the Closing Disclosure or Settlement Statement, as applicable. However, if the final purchase price set forth in the Closing Disclosure or Settlement Statement is less than the Base Price of the home as of the Purchase Agreement Date, then the Commission shall be based upon the final purchase price of the home in the Closing Disclosure or Settlement Statement. Additional incentives/bonuses to the above Commission, if any, will be as separately set forth in an Addendum to the Broker Policy.
